The property in question is an operating armored car loading/unloading/money sorting building with warehouse and office space of ~2 acres, and bounded on the north by Bell Ave, and on the south by residential properties. The property has been developed used for functions similar to the present use since 1967. Given current and historic use as vehicle storage, washing, and potentially servicing, as well as known environmental issues on nearby or neighboring properties such as commercial printing, chrome plating, ink manufacturing, and an NPL site (Lot 46), a Limited Site Investigation (LSI) was completed to assess soil and shallow groundwater onsite. Exceedances of an MCL or Iowa Statewide Standard include PFOA and PFOS in groundwater, as well as arsenic in soil.
