Summary


A commercial property with a history of uses including manufacturing operations, a machine shop, a battery shop, filling stations, automotive repair facilities, laundry facilities, and underground storage tanks dating back to at least the early 1900s. A Phase I and Phase II ESA were conducted on the property under a community Brownfield Grant to facilitate the redevelopment of the site. Soil and groundwater samples revealed relatively limited and low-level detections with arsenic in soil being the only analyte detected above standards for either medium. Although arsenic exceeded statewide standards in soil at the site, the detections were all within the range of typical naturally-occurring levels of arsenic observed in soil in the state of Iowa and the detections do not appear to be the result of past site activities. DNR reviewed the reports and determined that a hazardous condition is unlikely and additional assessment was not required at the time.
