Commercial site located in downtown Des Moines, Iowa. Future plans are to redevelop the site into a mixed use, multi-story building with parking on the bottom two floors and apartments above. Site investigations discovered TCE in groundwater and TEH Waste Oil in soil, primarily in the northwest portion of the site and presumably from an offsite source. Plans involve the creation of a Soil and Groundwater Management plan for for future construction activities, installation and testing of a vapor barrier in the newly construction building, and an environmental covenant to prohibit the installation of wells, limit future use of the site, and require a soil and groundwater management plan for the site as well as a vapor barrier or other vapor mitigation system.
